There are various ways of carrying out your project with the cheapest way being to construct your own home through to package companies who will charge a premium to remove a great deal of stress from the build process.

A good compromise is to employ a Project Manager to act on your behalf. Initially we provide an estimate of the build cost which is based purely on the base cost of both sub-contractors and materials. This way you benefit from trade rates normally not available to the general public. Additionally this price can go down as well as up (unlike many builders!) when you choose to make savings or we negotiate better prices on your behalf.

Sovereign Project Management offers a bespoke building consultancy service to clients seeking to construct properties either for commercial purposes or for their own use. We are not a main contractor/conventional builder and because of our unique method of operation, can offer our clientele considerable cost savings.

Our concept is based on constructing properties at base cost price with a set management fee. This enables our clients to customise to their own individual requirements without the burden of additional costs being added for the builders’ profits. In offering this service we are also able to work closely with all of our clientele as work progresses to achieve tangible cost savings which are returned directly to the client.

Many clients believe that by project managing their own build, they will save time and money. Unfortunately this is not usually the case and normally a client who self manages their project will both run over their budget and will complete the build late.

We use our years of experience to ensure that the entire process runs as smoothly as possible, by ensuring that a realistic budget is put in place, ensuring materials and labour are on site when required and that the best rates and prices are secured. You will also receive regular monthly reports on progress and costs.

An additional feature that can help our clients is that as we settle all invoices from both sub-contractors and material suppliers directly and then issue one invoice to the client. As the property is a new build, we do not charge the VAT and therefore the cash flow requirement during the build process is reduced by 17.5%. For example, In the case of a property costing £500000, this can save a client from having to find an additional £85000 for the duration of the contract. This can sometimes make the difference between being able to obtain funding for the project from a bank or lender.

Through an extensive range of contacts built up over thirty years, we can offer a complete service in land sourcing and purchase, obtaining Planning Permission, meeting Building regulations and all pre –construction elements including service provider liaison, asbestos surveys (as required by law) and disposal of any dangerous material, plus satisfying the ever increasing demand for renewable energy and eco awareness by fulfilling the requirements of the Code for Sustainable Housing.
